Studio B - RULES + RENTAL TERMS
Access & Use
Access code activates at your scheduled start time and expires 5 minutes after your rental period.
The access code is changed after every rental.
Rental includes Studio B main space, kitchen, Studio B refrigerator, and bathroom access only. Roof access, other tenant refrigerators and locked rooms are prohibited.
Your booking time includes load-in, setup, breakdown, and load-out.
Your booking starts and ends at the time listed on your reservation.
Payment & Overtime
Payment of is due in full at booking via credit card. Credit cards will have an additional 3% processing fee applied. All payments must be made using US funds.
Overtime is billed at $150/hour, charged in 30-minute increments and due the same day.
Time booked, but not used, is not refundable.
Cleaning & Damages
Basic cleaning (sweeping, mopping, emptying bins) is included in the rental fee.
Renter must wash dishes, return furniture/equipment to original places and place food waste, large trash and dirty seamless into kitchen trash bin.
Excessive cleaning will be billed at $100/hour (1-hour minimum).
Renter is responsible for all damages or loss to studio or studio property. Costs will be billed at replacement value.
NO gaffer / duct tape on the floor. Painter’s tape only.
Before leaving, be sure to: close windows, turn off AC/heater, turn off ceiling lights and makeup mirror, close the sheer curtains (leave the black out curtains open), and LOCK the door.
Liability & Conduct
Renter is required to carry current business liability insurance.
Renter and guests use the studio at their own risk. Studio Host is not responsible for personal injury, or property loss/damage.
Renter is responsible for the conduct and safety of all guests, clients, and crew.
No smoking/vaping, alcohol/drugs, open flames, loud music, yelling, pets, glitter, paint, or hazardous materials.
Maximum occupancy: 8 people for photo/video production.
The exterior building, lobby, hallways, kitchen and studio are monitored by video surveillance.
Cancellations
Late Arrivals - Client must notify Photographer at least 1 hour in advance if they anticipate being late. If Client provides notice but is more than 30 minutes late, the session will be treated as a same-day cancellation and will not be credited or refunded.
Cancellations: Cancellations with 7 or more days notice will be credited to a new date, subject to studio availability, within 30 days. Credits expire after 30 days. Cancellations with less than 7 days notice will not be credited or refunded. All cancellations count towards the reschedule limit.
No-Shows - If Client fails to appear for the rental or arrives more than 30 minutes late without prior notice, the session will be deemed a no-show. No refund or credit will be issued.
Reschedule Limit: Client may reschedule one time within the 30-day window. If the rescheduled session is canceled, Client will forfeit 100% of the session fee as liquidated damages.
Photographer Cancellations: In the rare event Photographer must cancel due to illness, emergency, or other unforeseen circumstances, Client will be offered either a rescheduled session or a full refund of all monies paid.
Booking fees are non-refundable, even if the date is changed or if the project becomes cancelled for any reason.
Disputes
Any disputes of $5,000 or less will be resolved in small claims court in Alameda County, California.
I confirm that by signing the Agreement and submitting the rental fee that I have read, understand, and agree to this Agreement and its Terms.
